Armory Business Center will be a sustainable 16,800 square foot commercial/industrial center ready for research and development or manufacturing.
Online PR News – 13-May-2016 – Worcester, Massachusetts – Serial entrepreneur and developer Steven Rothschild has just announced his latest project, a 16,800-square-foot working hub called Armory Business Center. Located in the South Worcester Industrial Park, the facility will contain three 5,600-square-foot buildings, each divided into three 1,876-square-foot workspaces. Each section of the building will a provide modern, attractive, and versatile space for manufacturing, research and development, and value-added reseller-type businesses.
"This is about developing businesses in Worcester and creating jobs. There are 7,000 manufacturers in Massachusetts and 91% have a payroll of fewer than 40 employees. There is significant demand for facilities that support small manufacturing businesses," said Rothschild. "These buildings will offer virtually everything tenants are seeking. Native plantings irrigated by roof runoff will surround the property. Energy-efficient LED lighting will light building exteriors. The parking lot will be made of a permeable material that will help replenish groundwater. Interiors will be open, power will be ample, and occupancy costs will be low."
"The city of Worcester has invested in cleaning up the South Worcester Industrial Park for the citizens of Worcester," said Worcester City Councilor Sarai Rivera. "Now the citizens of Worcester will see a return on that investment via good jobs and and growth in the tax base. I look forward to seeing nine thriving businesses in Armory Business Center and our citizens gainfully employed."
While there are commercial/industrial buildings in Massachusetts, the available spaces are typically very large and/or functionally obsolete. There is a shortage of small workspaces with amenities that many businesses require. A recent market survey of properties for lease under 3,500 square feet and with 17™+ ceilings found only three properties in central Massachusetts. Those properties lacked many basic amenities such as loading docks or three-phase electrical systems.
Each 1,867-square-foot unit in Armory Business Center will have 22™ minimum height ceilings, clear span interiors, high-PSI cement floors, natural gas, three-phase electric, attractive entrances, a loading dock, drive-in capability, sufficient parking, multiple floor drainage points, and ready-for-clean rooms. Few businesses will require all of these amenities, but having them available will facilitate most tenants.
