Alviera: Central Luzon’s new hub for business and leisure

Online PR News – 12-November-2015 – Pampanga – Alviera is being gradually transformed into a masterplanned township as the first phase of its developments surges. The 1,100-hectare integrated estate development in Porac, Pampanga was launched a year ago by Ayala Land Inc.(ALI) and Leonio Land.

Expected to rise in the region’s new hub for business and leisure are Alviera’s industrial park, country club, three ALI residential communities and two academic institutions spread over 207 hectares of the property. ALI’s rich legacy in developing integrated mixed-use communities—Makati, Nuvali in Laguna and Bonifacio Global City in Taguig—only proves that the region can look forward to such kind of development from Alviera.

According to Alviera general manager John Estacio, they are in the middle of pha se one developments, which will be undertaken over the next three years at the cost of P7.3 billion. They have completed the embankment works in the priority areas and are continuing construction of the land development works and utilities, he added.

The estate will showcase ALI’s top three residential brands. Avida Land has already launched Avida Settings Alviera, offering highly affordable house-and-lot packages or lots alone. Within the year, Alveo Land will launch its residential project catering to the upwardly mobile young families. Ayala Land Premier will have its own development—Pampanga’s Forbes Park with 1,000-square-meter lot cuts—beside the Alviera Country Club.

First iconic structure

The Alviera Country Club is the first iconic structure to be located within a six-hectare parcel overlooking the natural terrain. It is expected to bring the community together.
The country club will be complete with lap, lounge and kiddie pools, wellness spa, sports and entertainment facilities, sports bar, events areas like meeting rooms, a boardroom, a multipurpose hall and ballrooms that can accommodate 500 to 600 guests. It will have one main and two specialty restaurants.

Country club shares are priced at P580,000 for individuals and P950,000 for corporations. Since the share prices were announced, they have received favorable responses from individuals and companies from Central Luzon and as far as south of Metro Manila. Buyers of shares were attracted to Alviera Country Club’s prime location, world-class facilities and amenities, the award-winning design firm Leandro V. Locsin and Partners and the expert property management of Ayala Club Management attached to the project.

Industrial park

The Alviera Industrial Park, a Peza- (Philippine Economic Zone Authority) registered development covering 30 hectares and catering to nonpolluting light industries, is almost fully sold out. Of the 31-hectare industrial park, 16 lots at 1 to 1.5 hectares in size have already been sold out. For lease are standard-factory buildings in customizable sizes.

The first locators of the industrial park are in food manufacturing, plastic packaging, motorcycle parts and electronics. Preference was given to locators with immediate development plans to help create job opportunities in the near future.

Also major components of Alviera are educational facilities. Alviera will have two key schools within the community. One is Holy Angel University (HAU), Pampanga’s largest university, that will serve all educational levels and will have more generous open spaces and sports facilities. HAU will be operational within seven years.

The other is Miriam College, located in Quezon City and recently in Nuvali, which is set to have full coverage of Luzon with its third location in Alviera. The school will explore differentiated college offerings with special focus in the creative fields for its new campus.
Most popular attraction

The SandBox has become Alviera’s most popular attraction. It is not just a park, it is a program for family outdoor fun and adventure.

“SandBox at Alviera started with two hectares. This year, we are adding more attractions. We recently launched Outdoor Archery featuring the majestic views of the Porac mountain range. In a few weeks, we will be upgrading the outdoor archery experience with the introduction of special archery courses with moving targets, games and missions and objectives for the archers. This will be a game-changer for archery in the country,” Estacio said.

He added: “Later this we will be launching an urban karting facility that can accommodate international races and casual races for families and friends. Expect this urban karting facility to be operating at an international level, entertaining local and foreign guests.”

Alviera is easily accessible via NLEx and SCTEx. It is only five minutes from Clark, 25 minutes from Angeles, and 45 minutes from the Subic Freeport.

The property is only an hour and a half away from TriNoma in Quezon City. Upon completion of the Tarlac-Pangasinan-La Union Expressway, Alviera will be two hours away from La Union and 2.5 hours away from Baguio, which makes it accessible to Northern Luzon.
