Just last week she sold a condo in Lake Barrington Shores, this time it was a village property. The property was in Fairhaven subdivision a popular neighborhood location due to it's close proximity to Roslyn Elementary School; kids can walk to school and there is a crossing guard at Roslyn Rd and Route 59.
Some home sales are not as easy as others. This property just seemed to get some bad luck but persistence and continued marketing by this Barrington IL Realtor got the job done. Corinne Guest states: "It's important to know that the house did back up to Route 59 and that immediately reduces the buyers willing to even consider it."
From day one buyers came to look! The owners had done such a great renovation on the 1962 split level that it was like a shiny ball, not to be ignored.
Corinne used a wide angle photo lens for all her photos which emphasized the large sized living spaces, the beautiful new kitchen and the large three quarter acre lot with the house set towards the front, away from the busy road. A virtual tour was added to the photos and the property was advertised far and wide online. That said Route 59 was a common objection and when it comes to real estate, location cannot be changed. So many of the viewing buyers decided to move on to other homes.
However the property got offers! The first offer that came was not accepted and did not proceed, the same with the second. Marketing continued through the winter of 2013, the drive and paths were kept clear for buyers but with the winter we had in Barrington IL in 2013, with piles and piles of snow, the market went quiet.
Spring arrived and a new buyer came with an offer that was accepted. The sale moved passed inspection and attorney review and the buyers waited for the mortgage finance final approval. Just as the closing was being scheduled, the buyer got cold feet. In the end the buyer walked away and buyer and seller, through the advice of attorneys, came to an agreement which allowed the property to be put back on the market for sale. This was just some bad luck for the seller and while it does not happen often, it does happen.
In November 2014 the property secured another buyer, all went well and the sale was closed on December 16th 2014.
The details of the four offers, 2 contracts and one sale are confidential, but there is a story here not to be ignored. Simply that every property has a buyer, even if it backs up to a busy road. In this case there were four.
