Top Chester County Realtor Reports Extremely Low Inventories as Spring Begins

Spring is finally upon us, but the real estate market in Chester County, Delaware County and Montgomery Counties of Pennsylvania are still feeling the effects of a brutal winter; reduced consumer activity leading to a shortage of homes for sale in the area.

Online PR News – 18-March-2014 – West Chester, PA – The kick off to the spring real estate market is just days away, and if you are selling a home in Chester County PA, there may never be a better time to list your home -- according to top area realtor Don Dowd.

“This market is about as crazy as I’ve ever seen it,” Dowd says. “Winter has kept most home sellers indoors, creating extremely low inventories. But the serious house hunters are still out there. And just about every listing I have is under agreement, with backup offers in place if the first deal falls through.”

Dowd has a consistent track record of selling homes for his clients regardless of the market conditions. As primarily a ‘seller’s agent’ during the extreme buyer’s market of the late 2000s, Dowd developed a vast arsenal of creative marketing methods to give his homes optimal exposure. These include:

• Luxury Homes & Estates Magazine Listings (front and back cover)
• Chester County Life Magazine Listings
• Distinctive Homes Magazine Listings
• The Real Estate Book Listings
• Home Décor & Ideas Magazine Listings
• Strategic Internet & Email Blasts
• YouTube Video Blasts
• Broker’s Only Cocktail Party-style Open Houses
• Many more…

Dowd’s superior marketing techniques have yielded outstanding results and consistently placed him in the top 5 in sales out of more than 3200 area RE/MAX agents.

But the brutal northeast winter has created a unique opportunity for homes selling in Delaware County, Chester County and Montgomery County in Pennsylvania. In Chester County alone, home inventories for February were down nearly 11% over February 2013. But despite the sharp drop in inventory, the number of homes sold increased, and the median selling price in the county went up from $285,000 to $288,000 ( Source: ).

Dowd believes these trends will be similar for March.

“Late winter storms continue to keep potential home sellers from getting into the market,” Dowd continues. “Meanwhile, I have far fewer active listings than I normally do this time of year. In addition, I have realtors contacting me nearly every day with buyers looking for homes available in our area. So I expect that we will see the median selling price continuing to rise at least until inventories catch up with current market demand.”

So what does this mean for those looking to put their home on the market this spring? Dowd believes the time to act is now.

“Take care of all necessary repairs and impediments to your home being attractive to buyers. Then contact a realtor and get in ahead of the spring rush, because there may never be a better time to capitalize on these favorable home selling conditions.”
