Arbutine, who says the Better Business Bureau gave one such site, Zillow, an F rating because of rampant issues with bad data, believes that such problems are inherent to most national sites because of how listing data are collected and published.
"The national home search sites are a real problem for consumers, because they rarely have the most accurate data available on home listings. Many times the data are outdated, incorrect, or dangerously misleading."
He cites one published report of a man who recently discovered that Zillow was listing his home as a foreclosed property for years. His renters discovered it, wondering why they were paying him rent for a property Zillow said he didn't own.
Arbutine says an even more common problem for buyers is that of outdated data on listings. He says that the data for national sites is usually compiled from several different sources, and is subject to little, if any, verification.
"I frequently have buyers calling me up to look at a property that is simply not on the market any more, and hasn't been for weeks or months, in some cases. That is just a colossal waste of time for the consumer to be searching an outdated database of homes."
He says the solution for local home buyers is to search local websites connected to the local MLS databases of homes.
"Searching locally for Orlando real estate is the key to getting the most accurate information about Orlando home listings. The same is true anywhere else in the country."
He says that no matter what part of the country a buyer is looking in, there is an MLS board of REALTORSÂ® with an accurate database of listings. Real estate agents who are members of that board can typically display current listing data that is far more up to date, usually within minutes or hours of the listing being entered, the price updated, or the status changed.
"People ask me why it matters if the consumer eventually has to talk to a local agent anyway, and the answer is that it matters a great deal. Buyers can easily miss out on the opportunity to purchase their dream home by resorting to national sites, just because they were looking in the wrong place for it."
