Realtor created a funny storyline to highlight the fact that a Luxury home in Las Vegas has no pool.

So the Las Vegas Luxury end of the market isn’t seeing the brisk sales that the homes in the $150,000 range are seeing these days. On average, the lower end spectrum of the market, homes are receiving multiple offers in a matter of 24 hours of being listed. On top of that, homes will have anywhere from 10 to 20 offers on average sometimes even more.

The lack of inventory on homes priced under $200,000 has created the buying frenzy. In the Las Vegas market, there have been 7,001 home closing in the past 90 days of single family homes under $200,000. In comparison, home sales between $400,000 to $800,000, have only seen 296 closing in the last 90 days. That is roughly just 4% of the total sales under $800,000.

This brings us to Las Vegas Realtor, Jeff Mix of Orange Realty Group. He is co listing a Lake Las Vegas home which is currently priced at $495,000. It has been the market for close to 6 weeks before the seller enlisted the help of Mix to help market the home. The home on 34 Avenida Fiori, is what you’d expect from one of the premiere Luxury communities in Las Vegas. The home is in a guard gated, golf course community of Southshore in Lake Las Vegas, just 25 minutes from the Las Vegas Strip yet miles away from the tourists!

The home features 3600+ sq ft with 4 fireplaces, high end finishes, lush landscaping, gourmet kitchen with island, outdoor kitchen, 5 hole putting green and NO Pool!
That was the concern Mix brought up to the seller as to why the home likely wasn’t moving. Mix told the seller,” Most buyers spending a half million are probably looking for a pool. That’s when it clicked. Why not drive home the point the fact that there’s no pool!” Mix said. “The whole premise started as a joke, no pool because of a pool boy. So we went with it full force.”

This type of marketing and edgy video may not be for every seller, especially for the very conservative, but hey this is Las Vegas! The video has seen more than 300 views in it’s first few days on the market and has received a lot of attention as well as praise from other brokers from around the country.

It’s too soon to see just how quick the home will sell right now in a price range that is currently slow. However the buzz is good and the video will likely put this at the forefront of other brokers’ minds when a buyer says they don’t want a pool.
