Summer is normally one of the busiest times of the year in the housing market, but one top Pennsylvania realtor, Don Dowd reports that inventories are lower than they should be. Dowd elaborates on the reasons this may be happening.

As summer begins, Real Estate Agent Delaware County PA Don Dowd reports unusually low inventories during this normally busy time of the year. Dowd believes a big reason for this is a disparity between perception and reality on the part of many prospective home sellers.
"One of the biggest challenges with the current market is that 'would be' home sellers who read and watch the national news believe the market is a lot worse than it really is," Dowd says. "The reality is that while some areas like Florida and Nevada that were hit hard by the housing collapse are still struggling, many other areas are coming back strong. But if you watch the national news, you'd think that things are bad everywhere."
Dowd has several homes under agreement right now, and he says that in the right neighborhood and price range, homes are selling fairly quickly.
"Homes in Montgomery, Chester, and Delaware County that are in desirable neighborhoods and are in the $300,000 to $500,000 range have been known to sell within a day or two, as long as they are priced appropriately," Dowd continues. "But unfortunately, many folks are missing out on the chance to get their homes sold simply because they believe the illusion being fostered by the national media."
When it comes to moving the market forward, Dowd says there are some other road blocks besides the media that have to be overcome. In particular, appraisers using outdated valuations and bankers that refuse to finance the purchase price of the home because of an outdated appraisal.
"One of the problems we are running into that is holding back the housing market is appraisals that are based on numbers that are outdated. In many cases, a buyer wants to purchase a home for the current market price, but the appraiser values the home at prices from 6-12 months ago. Then the bank refuses to finance and the deal falls through. Another problem is that prospective sellers often rely on real estate websites that are not accurate to determine the value of their home."
"My best advice is if you're considering selling your home and you want to know what it's really worth, talk to a realtor that knows your neighborhood. It costs nothing for the consultation, and it will put you in a position to make a more informed decision on whether or not now is a good time to sell your home."
