Real estate is picking up in Idaho for 2012. Teton Valley is seeing some of the strongest purchasing signals in yours.
Online PR News – 29-May-2012 – Teton Valley, ID – Teton Valley, ID – The housing market is beginning to look up as a shift in home sales moves to more positive numbers and foreclosures have finally started to slow down. For residents, or future residents of Teton Valley, the forecast looks even brighter as the market is continually gaining strength.
The last couple of years have seemed particularly grim for Teton County. A record high number of foreclosures have plagued the county the last couple of years. However, recently the tide has turned. New data has proven that the market is turning around, showing a reduced number of foreclosures and default notices.
There are other factors that have made the market in Teton County a strong area for real estate. According to the Teton MLS, since May 2011, the Teton Valley absorption rate is down by 33.5 percent. The absorption rate is calculated by taking the number of homes that sold in one month for an area and dividing it by the total number of for sale homes at the end of that month. When the absorption rate is low, that means that it is a buyer’s market and a prime time for individuals to think about investing in a home. Also down 7.61 percent as compared to 2011 are the Teton MLS Days on Market which means more homes were bought quicker in the last few months than the previous year.
Additionally, the national real estate market numbers are also showing a positive change, which reflects well on Teton County. According to MarketWatch.com, home sales are at a 23 month high with March 2012 home sales up 4.1 percent. Moreover, according to the National Association of Realtors, the 2012 home sales are forecasted to exceed the total in 2011 by approximately 500,000 homes.
