Times Private Treaties invests in FIRE (First Indian Real Estate) Capital Fund and Millennium Spire.

Times Private Treaties kicked off the year with an investment in FIRE (First Indian Real Estate) Capital Fund Mauritius Private Limited and followed it up in quick succession with investments in Millennium Spire.

FIRE (First Indian Real Estate) Capital Fund is the first India centric Real Estate fund registered with SEBI. The Fund is a 7-year close ended fund which takes strategic equity positions in real estate projects and exits SPVs on completion of projects.

The FIRE Capital Fund plays the role of a private equity fund with active participation in each investee company across the development value chain. FIRE Capital Fund targets high quality real estate investments with strong fundamentals and high growth potential.

The Fund invests only at the project level with a 49 per cent or over stake but does not take positions at the enterprise level. The company plans to raise a second fund of $500 million to invest in up to 15 projects. Currently, FIRE Capital Funds large integrated projects in Jaipur, Bangalore, Indore, Nagpur and Chennai.

Millennium Spire on the other hand is a Singapore based Indian Real Estate FDI Investor which is planning to invest $300 million in realty projects in India over the next 12-18 months. Millennium has already put out $52 million in four projects in the country. The five year fund which targets returns in excess of 25 per cent partners developers and land owners in development of projects by being a primary purchaser of land.

Millennium Spire is partnering in Real Estate and development projects across India. All MSL projects reflect its Mainstream Green ideology. Millennium Spire is part of the London based Millennium Global who manage assets exceeding US$ 13.3 Billion globally and have offices in London, New York, Singapore, Tokyo, Geneva, Miami, New Delhi and Guernsey.
